Having worked with numerous property developers over the years, I was pleased to be approached by a new client who had been following my work on residential conversions and securing planning consents. The developer had formed a joint venture with a homeowner to demolish the existing property and develop the site. This offered an alternative solution for the owner, who wanted to downsize and move into a single-storey home. By maximising the value of the new build, the partners could share the profits, which would finance the owner’s move and a nest egg for the future. My brief was to design a small terrace of four houses with private gardens and driveway, along with a new private access road. Although generous in size, the size posed many practical and planning constraints and challenges in terms of building and sight lines, provision for vehicles including refuse and fire trucks, and retention of several mature oak trees. My designs provided for dwellings each with 150 square metres of floor space over four storeys, with 3-4 bedrooms, a separate lounge, kitchen and diner, lightwells, terraces and lawned gardens.
