This property was the family home of an established client, who had promised his wife that he would extend their own property after completing several development projects we were working on. Having lived in the house for over 15 years, they decided not only to modernise their three- bedroom detached dwelling but also to almost triple the size. To make best use of the location I designed three extensions – to the rear and each side. This would also allow disturbance for the family to be minimised during construction, until it was necessary to break through the former exterior walls with new doors and hallways. The design also included conversion of the roof space to provide a further bedroom. These additions took the gross internal floor area from 142sqm to 412sqm. A new separate garage, driveway and walled front garden with security gates completed the project. As an experienced developer, my client managed the project as a 'self-build', directly employing sub-contractors – including bricklayers, carpenters, electricians, and plumbers –and sequencing the build, based on a set of consented planning and building control drawings.
