This property sits within Hampstead Garden Suburb Trust, an ‘area of specific special interest’ and one of England’s most architecturally significant Conservation Areas. Winnington Road lies within the 300-acre co-partnership area leased from the Ecclesiastical Commissioners. It was laid out in the 1930s by the Trust’s architect, J.C.S. Soutar, who also designed many of the first properties to be built in the new London suburb. My client required further additional living and bedroom accommodation within this already substantial property. This was achieved by designing a series of side and rear extensions and the conversion of the existing roof space. All new brickwork, windows and tiling were specified to match the existing appearance of the period property.
Internally, the mansion was refurbished throughout, providing new bathrooms, en suites and an enlarged kitchen breakfast room with direct access onto the rear garden terrace. Several feasibility studies were undertaken, in consultation with the Trust, which has stronger governance over the design and external appearance of the suburb’s properties than the local planning authority. This close consultation ensured the Trust’s approval before the formal planning application, and consent was achieved. This approach is also advisable when altering properties within Conservation Areas elsewhere in London and the UK.
